Brief Description:  The Local Planning Authority required an independent Planner to defend the Council’s refusal for redevelopment of a vacant farmstead at the edge of the village, situated in the Green Belt and Conservation Area. The Appellant put forward a Viability Argument along with the restoration of a historic grouping of farm buildings.

The site was elevated and the argument that the new build dwellings proposed on the site of the existing bungalow and Dutch barn would have a greater impact upon the Green Belt and Conservation Area was accepted by the Planning Inspector at the virtual Hearing.  It was not considered that the restoration of the non-designated heritage assets outweighed the harm identified.
